Touring Ft Lauderdale’s newest in Luxury Living

I went to visit the latest project of my friends from ADACHE in Ft. Lauderdale, “30Thirty,” and I was impacted by the fact that 3030 is NOT a water-front property, but IT IS a water view.! What a fresh, ocean-breeze prime location for those looking for luxury, space and a smaller building.

Like many luxury projects, one loves the way kitchens, floors and bathrooms are displayed with gorgeous decoration. But what really captivated me the most as a buyer and real estate investor was the HOA and the short-term rentals!

30Thirty HOA

The HOA cost is $0,54 per interior SqFt and includes: Building insurance, management, common areas maintenance, water, sewer, cable, internet, telephone landline, gas for stove in the kitchen & clubhouse, Jacuzzi, sauna, gazebo barbecue area, sun deck, fitness center, WI-FI in common areas, and a family membership to The Marriott Harbor Beach Resort, which can be transferred to the tenants.

Short-term rentals

Short Term Rentals are allowed, starting at one-month minimum period. An average rental for a 3 bedroom, 3.5 bathroom property over 2,500 SFt in the area ranges from $3,000 (long-term rentals) to $6,000 (short-term rentals depending, on the season and décor). The property has limited rental restrictions, so this would be ideal since the area has demand during the Winter Season, fine art events, corporate meetings, etc. It is certainly an advantage that is not given in other properties!

Those ocean views

Another captivating fact is that ALL units face East, so all of them have “the views” and can enjoy the Ocean breeze without paying the price of a water front. Nevertheless, the fact that included with ownership is membership to the Marriot Harbor Beach Resort, just 5-minute walk away, is a plus, where you have the water front without hassle.

Ample, but not crowded

With only 24 condos, the 1st floor consists of the garage (2 assigned parking spaces per unit), large storage space for each unit, and Zen gardens. From the 2nd to 5th floors are a combination of flat condos and townhouse-style condos (2 floors) with Sunrise and Sunset large balconies. The list goes on when adding more elements, features, finishes and features to your taste.
